New Builds: Crafting a Sanctuary
Building a new home is one of life’s most significant undertakings, and our process is structured to preserve our clients’ emotional capital at every turn.
For many building a custom home, decision fatigue can set in early. A large focus in our process is to break down complex decisions into manageable steps and maintain open lines of communication.
Our initial planning phase really gives us the opportunity explore what a home sanctuary would mean for this specific client, ensuring their vision is perfectly understood and integrated. We begin by listening, seeking to understand what we call the “need behind the need.”
If a client wants a new porch, we want to know how they envision using it—for quiet mornings with coffee or for lively gatherings with friends. Understanding these intimate details allows us to better plan a space that truly serves, and enhances, its purpose.
A Lakeside Vision: The Jamil Family’s Custom Home
For longtime clients like the Jamil family, who entrusted us with their first custom home in 2003, open communication was key. Decades later, they again entrusted us to build a custom lake home.
“When you’re building a house like this, there are so many decisions to make,” the Jamils shared. “Every little detail requires a decision, but Grainda makes it feel so much more manageable.”
The project began with a significant challenge: a difficult lot. But as the Jamils noted, “Grainda never backs down from a challenge.” Instead of asking the Jamils to compromise, we chose to innovate. One of the most unique decisions was to flip the home’s orientation, making the primary living area the walk out level with direct lake access. This meant we had to prioritize features that would make the space feel light and airy.
We focused on incorporating huge windows, reflective surfaces, and thoughtful design elements to maximize natural light, ensuring the space never felt subterranean.
The Jamils shared, “We love how flexible and collaborative they are throughout the process… The end result was exactly what we wanted.” Our collaboration allowed the project to evolve with the family’s needs.
Our Project Coordinator Michele, came up with a brilliant solution to transform the window wells outside the primary bathroom.
She reimagined them as a beautifully designed retaining wall, enhancing the views from the bathroom windows. The design grew to include a top-level parking pad for guests, eliminating the need to carry luggage up and down stairs.
Our ongoing dialogue and flexibility ensured the final home functioned exactly as the Jamils envisioned, becoming a true sanctuary defined by stunning water views and intentional design.
Renovations: Reimagining the Home You Already Love
For many, home is deeply rooted in a community and filled with memories. A renovation allows you to preserve that connection while refreshing your surroundings to better suit your current lifestyle.
The goal in any renovation is to enhance what you already love—the stunning lake view, the cozy reading nook, the familiar layout—while thoughtfully reimagining the spaces that no longer serve you. But to do that effectively, designers and builders have to spend time walking in their clients’ shoes.
Our job is help transform your house into a sanctuary that maintains the feeling of home while often embracing a new era or chapter.
A Modern Sanctuary: The Parks Family’s Reimagined Home
We work closely with clients like the Parks family, who loved their home in the Peninsula community, but were ready for an update. Having lived in the neighborhood since 1998, their home was perfectly suited for a growing family. As their children grew up, they desired a space that reflected a quieter, more relaxed pace of life.
Our work began by reimagining the main living areas. The kitchen was completely updated with sleek finishes and modern appliances that make day-to-day cooking a joy. The living spaces were also refreshed to create a more open, connected feel, perfect for their daily routines. The renovation focused on livability, with every change made to enhance how they use and enjoy their home now.
One of the standout additions was a custom wet bar and lounge room. Designed with comfort and personality in mind, this inviting space has become a favorite spot for the Parks to relax with a glass of wine or settle in for a cozy movie night. Their love of good wine even found its perfect home in a custom wine cellar located just steps below the main living level.
The updates extended to the exterior, where we created a covered outdoor living space with roll-away screens overlooking the golf course. This seamless indoor-outdoor transition allows them to enjoy the beautiful views that first drew them to the neighborhood nearly year-round. The modernized exterior now perfectly complements the refreshed interiors, creating a home that blends into the beauty of The Peninsula while standing out in all the right ways.
Our Guiding Process
Our client-focused approach means we prioritize a collaborative process where our clients feel central to every decision. This typically plays out as bi-weekly face-to-face check-ins that we weave our schedule. These conversations give clients consistent opportunities to share feedback, discuss progress, and ensure every detail remains true to their vision.
A focus for us throughout the process is to make the many decisions that go into a custom build or whole-home renovation feel manageable and even enjoyable. As the Jamils shared, “We just feel like the entire process is so collaborative and their communication is so clear and concise. We appreciate their transparency.”
For us, at the heart of every project is a partnership. In partnership with our clients and trade partners, we are able to create homes that truly reflect our clients’ vision. And in the process, we make the journey as meaningful as the outcome.
