Small SpacesBIG POTENTIAL

Take a look inside a right-sized renovation focused on maximizing the potential of a historic condo building in the heart of Myers Park.

For Grainda Builders, each project is a unique opportunity to problem-solve and collaborate. This ethos was put into practice for our recent project — the renovation of Myers Park condo located in a building originally constructed in the 1970s.

The client, Will, a long-standing acquaintance of Joe Grainda, our CEO and Founder, chose us as his first choice. His trust in Joe’s capabilities, coupled with his own experience in building, led to a vision that was specific, yet open to innovation.

Our team worked closely with Will to realize his vision while also gently introducing new ideas that could enhance the final outcome.

With Will’s background in design, the process was highly collaborative. Will would voice an idea, and Jason would sketch it out. Will noted that he felt like a part of the team, central to the decision-making process, especially when it came to budgeting. Transparency and dialogue were key, and Will felt that he was always kept in the loop about costs and options.

ALL IN THE FAMILY

Steering the project was Joe Grainda’s daughter, Julia Grainda, making her debut as Project Coordinator. Her management skills, coupled with her communication with Will, made the process seamless. “Julia kept me informed and involved throughout the process, which put my mind at ease,” Will noted. “She did an incredible job.”

The final renovation showcased exceptional craftsmanship and meticulous attention to detail, from custom features like cabinetry and crown molding to handcrafted closet doors. “The workmanship was extraordinary; it was clear they cared about every single detail,” Will admired.

Grainda’s Strength: Excelling in Adaptability

The project faced several challenges due to the age of the building - nearly 50 years old - and regulations associated with working on older buildings. Workdays were limited, and equipment had to be transported via a construction elevator.

However, these challenges only amplified our adaptability and commitment to deliver quality work. “There were many challenges presented throughout the project, but Grainda excels in their adaptability,” Will reflected.

Joe and Jason made regular site visits, ensuring all work was progressing smoothly. “Their professional yet caring attitude was evident in every interaction,” Will added.

When the project concluded, Will was more than satisfied with the result. He expressed his admiration for the quality of work, the incredible vendors, and the team’s professional and caring attitude. “The quality of work achieved far exceeded my expectations. I loved every aspect of the renovation,” Will concluded.
